Buildings Guidelines

The Bungalow Estate Conservation Area has an Article 4 Direction and a Management Plan, which was implemented in September 2014, and controls buildings development in the Conservation Area. The Article 4 Direction overrides General Permitted Development. All building work in the Conservation Area requires Planning Approval.

Extensions - Only single storey side and rear extensions are permitted. Rear extensions should extend to a depth beyond the original rear elevation of no more than three metres in the case of a semi-detached bungalow and four metres for a detached bungalow. Side extensions have to be set in one metre from the side boundary and set back one metre from the front elevation. The height of side extensions, as they are single storey, should be similar to the height of the eaves of the original bungalow. This minimises 'terracing effect' an important factor in maintaining the open character of the estate. Loft extensions should have no more than one Dormer window and one Velux window on the front roof slope. Roof tiles should be similar to the original red clay tiles in common with other bungalows on the estate.

 

External Features - Chimney breasts are an attractive feature of bungalows on the estate. It is not permissible to remove chimney breasts on the Bungalow Estate.  Oriel Windows are an attractive feature with their varied stained glass structures. They should be preserved and not removed.  Satellite Dishes should not be positioned on the front elevation of a property and should preferably be installed on a side wall.
